A Builder’s Journey: From Crawl Spaces to Custom Homes

Jonathan’s roots in construction run deep. He began working in the industry at just 16 years old, sweeping houses and cleaning crawl spaces. Through college, he spent summers doing construction work before stepping into a professional role after graduation. He started his career at Bill Clark Homes as an assistant superintendent, eventually overseeing projects from start to finish. Later, at D.R. Horton, he expanded his expertise, holding positions as a superintendent, production manager, real estate agent, and general warranty manager.

In 2017, after nearly a decade of operating under the name Glasgow Ventures, Jonathan rebranded to Glasgow Design Build. The catalyst? A pilot show with HGTV called He Sells, She Sells, which spotlighted his expertise in building and remodeling homes. The new name better reflected his focus and passion.

Jonathan’s belief in Oxford, North Carolina, as a growing market led him to purchase two lots to build new homes. “I’ve believed this was a hot, up-and-coming area for a long time,” he said. “Finally, I put my money where my mouth was.”

What Happens After You Buy Land?

Once the lots were secured, the real work began. The surveyor came out to stake the home’s location, followed by the foundation team, who set the forms. From there, plumbing was installed, inspected, and approved. Jonathan walked us through this crucial early phase, explaining how every pipe must be correctly placed, especially those tied to second-floor fixtures.

Building Right the First Time

One of the most important takeaways from Jonathan’s process is how crucial it is to build on solid ground. Pouring concrete on soft or wet soil can lead to major issues like sinking foundations, cracked slabs, and even the need for expensive repairs such as helical piers. “If you don’t get this right,” he warned, “it can cost tens of thousands of dollars later on.”

Framing with Precision

Once the slab is poured and set, framing begins. Jonathan shared why attention to detail here is critical: misplaced walls can delay plumbing and electrical work, and incorrect dimensions can mean bathtubs and other fixtures won’t fit. Even the amount of scrap wood a framer leaves behind matters—excess waste can indicate inefficiency and cost the builder money.

He also emphasized the importance of staying vigilant during framing. Jonathan checks that every wall, window, and doorway is properly installed, plumbed, and built to code. Structural details like headers and garage door portals must meet engineering specs—especially in high wind zones.

“If these things are missed, and we have to tear out a window or a door after other subcontractors have been through,” Jonathan explained, “it’s not just money—it’s lost time and a loss of confidence from the homeowner.”
